Custom Windows for Vanagon Construction

We were honoured to work with Vanagon Construction on one of their recent projects. It features large Butt-Glazed windows, done in our Classic Collection with a Silver Aluminum finish.

Remembrance Day-Showroom Closed

Just a reminder that our showroom and office will be closed Saturday, November 9th and Monday, November 11th as we observe and give thanks for Remembrance Day.

On Tuesday November 12th, our office will close at 1pm as we go to Celebrate the life of our friend Randy Ellis.

Our regular office and showroom hours will resume as of Wednesday, November 13th.

Remembering Randy Ellis

It is with extremely heavy hearts that all of us at West Coast Windows say goodbye to our dear friend, Randy Ellis, who passed away Saturday, October 19th. Randy was a member of our team for over 6 years and touched the lives of everyone he worked with. Through Randy’s caring and positive attitude, he became a friend and family member to all of us here at West Coast Windows.

We will miss our quick calls with Randy that turned into 45-minute conversations about windows, family, life, and sports, as well as his raspy voice and a huge smile.

Randy was a loving husband and father to 6 boys, and he is leaving a void in the lives of all those he touched.

A go-fund-me campaign has been created to help the Ellis family through this tough time.

Randy is pictured in the center in below image.

At West Coast Windows we enjoy giving back to our community, and this is something we have been able to do once again honoured to donate 12 entry doors to Habitat for Humanity, Greater Vancouver.

Specifically, Habitat for Humanity Greater Vancouver’s ReStore will sell these products, and use 100% of the donations made from purchasing these products towards building homes for families in need.

At West Coast Windows, we’re a dog friendly office with a few of our furry co-workers here daily.

So, we were thrilled when BC & Alberta Guide Dogs brought along Gideon to say hello to our team. This was done as a thank you for sponsoring a hole in their 21st Annual Golf for Guide Dogs, taking place on Friday August 24th at Mayfair Lakes Golf & Country Club in Richmond.

BC & Alberta Guide Dogs are highly trained pups that help individuals who are blind or visually-impaired and Autism Support Dogs for children with profound autism aged 3 to 10, and their families.

Did you know that right now, we’re currently expanding our production space? We’re right in the midst of taking over an extra 6,000 Sqft of manufacturing space to bring a better, more efficient service to our clients!

With an additional 6,000 Sqft of space, we’ll be able to utilize new machinery that will help us with faster lead times as we continue to grow in quality and quantity of custom window and door manufacturing!

Stornaway Completed!

We are pleased to announce that West Coast Windows has finished the largest single installation project we’ve done in our company’s history!

Stornaway did not happen in phases from year to year, but was a start to finish project on one job site. We were extremely excited to be a part of this project, and are thrilled be able to share the final result.

The installation began in April and was completed in late May. The project consists of 4 individual, 4-storey buildings being done, 365 windows were manufactured and replaced, and 156 patio doors were manufactured and replaced.

Another float home for Pinnacle Homes

This is our second time partnering with the fantastic people at Pinnacle Homes on a new float home! Our last one was featured on HGTV’s My Floating Home, you can check out that blog post here!

We are extremely excited to be involved in another float home being built at International Marine Flotation Services Inc. right here in Delta, before it hits the open waters.

Stornaway, Our Biggest Project Yet!

On April 3rd, West Coast Windows started on the largest single installation project we’ve done in our company’s history!

40 Years of West Coast Windows

This year West Coast Windows is celebrating its 40th year as an incorporated business. What began in 1976 as a small manufacturing company in Surrey has grow into one of the most trusted and favored brands of windows and doors for renovation and new home construction. In 2006 we expanded and built a new state-of-the-art manufacturing facility in Delta BC. We are still in Delta today and although our business has grown, we never lost site of the importance of quality and customer service.
A large part of our success story has been our dedicated team of employees, craftsmen, and installers. To celebrate this milestone, West Coast Windows threw a company BBQ in late June. The weather didn’t cooperate so we moved the festivities into the plant but still had a great time. There was good food, a few speeches and smiles all around.

We have used Low Emissivity Glass (LowE) and energy efficient spacers with Argon Gas since early nineties and we keep on raising the bar with our new glass options like LowE i-89 to achieve better an and better thermal performance.

But it does not stop there…

From energy efficient lighting in our plant through recycling of glass, aluminum and PVC and use of virtually VOC free water based paints to coat our products, we make sure we leave our planet green for the next generations.

“Games of Homes” follows four teams of two amateur home renovators as they compete for the prize of their life – a house plus the land to put it on.

While being judged by renowned property experts including Property Brothers Drew and Jonathan Scott, Jillian Harris and Todd Talbot of Love It or List It: Vancouver the contestants are task with renovating four tear downs into their dream homes.

In Game of Homes, host Cameron Mathison guides the teams as they work side by side, around the clock, to completely transform these dumps into show homes while living in them. They will battle small budgets, tight deadlines cramped quarters and each other for a chance to win the house they renovate plus the land to put it on.

Quality made replacement windows

If new replacement windows are on your home improvement list this year here are a few key considerations that will help you pick the right window glass and frame.

Replacement Window Glass

Low-E3 Glass is the industry leading Glass that includes three layers of low-emission coating, which reflects the heat back into the house resulting in reduced heating costs in the winter. In the summer is keeps the heat outside by reflecting it back to its source. Low-E2 Glass, with two layers of low-emission coating is also still available.

The big benefit to regular glass is the improved insulation. There are two types of Low-E Glass – Hard Coated Low-E and Soft Coated Low-E

The difference between the both is that a thin metallic layer is applied to the glass while it is extremely hot (Hard Coat Low-E) or after the glass has cooled (Soft Coat Low-E).

Soft Coat Low-E Glass is nowadays most widely used due to its better insulation. It also limits UV-rays coming through the window.

Besides Low-E coated glass there are also Argon Gas Windows. Argon gas is a gas in between the window-panes that slows down the transfer of heat and cold.  The gas itself is non-toxic and you won’t smell it or see it. It remains inside the glass for many years and adds additional insulation when used in combination with Low-E Glass.

At West Coast Windows we offer our unique Enertech Window System, which is a combination of the industry leading components of the triple-layered Low-E Glass and Argon Gas. Additionally we’ve added NO-Metal Super Space and customized multi-chamber frames.

Window Condensation in the Spring and Fall

Energy-efficient windows will occasionally have condensation on the exterior glass surface. This usually happens during periods of warm weather and high humidity near the time of sunrise. If you experienced a cool night followed by a warm morning and day, the outside of your windows may have excessive condensation.

Why condensation occurs

Condensation occurs most often during the spring and fall seasons when the weather fluctuates more often. Summer and winter generally hold steady temperatures, but spring and fall have shifting and unpredictable weather patterns. It occurs because rising temperatures raise the dew point – the point where air at a certain temperature/pressure will condense into water – on the outside of the glass. Meanwhile, the glass of your window may still retain some of the cold from the previous night. As a result, there is an imbalance between the dew point on the glass and the dew point outside the glass, which is corrected when condensation forms on the window.

Because energy-efficient windows greatly reduce the amount of heat escaping to the outside (which is good during the long periods of cold weather), the exterior glass surface is cool enough to allow condensation to form for a short period of time. This is typically a short lived situation and fog clears as soon as dew lifts.

Will my windows develop condensation?

Whether or not a window develops exterior condensation is actually a rather complex bit of environmental and performance issues. For example, you are much less likely to develop condensation on a cloudy night. Any trees or other obstructions close to the windows? Bushes under the windows? Even the length and angle of the soffit or other overhangs can affect the formation of condensation.

Six Simple Safety Precautions to Keep Kids from falling out of Windows

It has happened again. And again. And again.

Less than a week after a toddler died from falling out a window in Maple Ridge, a three year old fell five metres out of second floor Surrey apartment. Left for mere moments, the child climbed from the table he was playing on to a nearby window, falling through the screen covering and onto the pavement below. He suffers a broken leg and head injury, but – unlike the toddler preceding him – is expected to make a full recovery.

And now, another child in Surrey, this time four year old has fallen off a third floor balcony.

These three join the 29 that fell from windows in Metro Vancouver last year, and the roughly 5000 per year in the U.S., according to the U.S. Consumer Product Safety Commission.

The number of child injuries has prompted the Fraser Health institute to begin an ad campaign reminding parents that window screens are not protection against toddler defenestration. Most are easily pulled off, and will not withstand the weight of a child leaning on them.

However, there are some simple precautions you can use to make sure your child is safe:

1. Retrofit restrictors and pinlocks

Many windows can be retrofitted with restricting hardware. Retrofit restrictors can be placed on casement windows to limit movement, and prevent windows from opening beyond a desired amount.

For sliding windows, pinlocks can be added to prevent the movement of a window beyond a certain point.

For vertical sliding windows, stick on restrictors can prevent windows from opening all the way.

The Children’s Hospital in Westmead, Australia – after witnessing many such injuries – advises preventing child accessible windows from opening beyond 12.5cm

2. Window guards

Window guards and security bars are often be unsightly and expensive, and are frequently placed on windows to keep people out. However, they will also often keep children in.

Lower cost child barriers can also be bought to block window openings.

3. Use safe window styles

Many window types exist which make it difficult for children to climb out. Looking for options like this will give you long term piece of mind once they are installed.

4. Move climable objects away from windows

One of the most basic precaution is to keep children away from windows. This means moving climbable furniture away from openings and keeping the area free of handholds.

Unfortunately, our simian nature grants children an uncanny ability to climb up onto objects and into areas that you would never expect, making this a precaution, but not assuring safety.

5. Teach safety

Perhaps the most successful way to keep your kids safe around windows is education. Teach children of the dangers of heights and to be cautious around windows and balconies.

6. Be attentive

The most basic thing you can do is make sure your children are supervised while playing in the vicinity of windows.

Of course, like in the case of the Surrey child, sometimes even the most attentive caretakers can turn their backs for that one critical moment.

Cooling Your Home: 4 ways Energy Efficient Windows help Stop the Summer Swelter

On the west coast we all know that a well insulated home makes the winter months a less frigid experience. As such we focus on some of the basics: double paned glass, blocking any air leakage, and insulating materials.

However, did you know that many of these same techniques could keep your home from becoming a sauna during the dog days of summer?

1. Low-E Glass

Emissivity is a measurement of the ability of a material to emit energy by radiation. Low emissivity (or low-E) glass has higher energy reflectivity, bouncing more heat back. This means that in the winter the heat in your home stays in, and in the summer the heat stays out.

In fact, the specific glass used in our Enertech windows reduces window heat gain by 64%, compared to normal glass, and stops 95% of harmful UV rays.

2. Argon Insulation

Argon is a safe, inert, heavy and downright invisible gas. It is so clear, and so heavy, that objects placed on it look as if they are floating on air.

Argon’s density and low visibility makes it a perfect material for filling window panes, as it insulates against convection heat loss, while keeping windows crystal clear. This means that hot outside air doesn’t radiate through your windows and warm your home.

3. Insulating Spacers

So you have heat reflective glass. Great. What about the areas around it?

Silicon foam double sealed spacers block heat radiation through the edges of your windows. This way, you don’t get heat creep through your window frame.

4. Weather Stripping & Low Conductivity Frames

Don’t forget your frames! Low conductivity frames allow less heat to pass around the window, preventing heat from radiating through the frame. Multi-compartment frame design and weather stripping can then add further pockets of air between materials, blocking heat transfer.

Keeping your home cool often takes the same technology as keeping it warm. By using windows with the above characteristics you can keep your cooling bills down in the summer, as well as the winter.

Avoid window condensation with Super Spacer Warm Edge Technology

Standard windows use a highly conductive metal spacer bar to hold the two panes of glass apart, which sucks heat from inside to the outside. Super Spacer Warm Edge Technology  introduces no-metal warm edge technology to windows, helping to deliver windows of the highest standards. Super Spacer® is a no-metal, pre-desiccated, structural foam spacer system. Its award winning, patented Thermal Set Spacer (TSS) technology gives the ultimate in high performance spacer systems. Since it was first introduced in 1989, Super Spacer has become the dominant force in thermally efficient spacer systems.

Super Spacer has 100% memory and allows for expansion and contraction, a major cause of fractures in conventional sealed window units. In accelerated testing Super Spacer has been shown to last over twice as long as other dual seal systems and five times longer than single seal systems. Windows using Super Spacer achieve the highest Window Energy Ratings used in Fenestration Ratings.

Most PVC-U and traditional timber windows include low line glazing beads and gaskets. This creates problems for standard aluminium spacer bars which protrude into the sightline of the window. Super Spacer has a lower sightline (equivalent to only 9.8mm from the edge of the glass) which eradicates the problem.

Super Spacer also takes on the appearance of the colour of the profile into which it is glazed. For example, if Super Spacer is glazed into white profile the spacer reflects back white. This eliminates the need to stock a wide range of different colours and simplifies ordering and stock control.

It has  also passed EN1279 Part 2 and Part 3 – a legal requirement for all sealed window unit manufacturers. And we’ve subjected Super Spacer to rigorous testing worldwide to meet our customers’ needs internationally. This means Super Spacer is proven to withstand temperatures from -15° to 125°, well beyond any temperature it will encounter.

Condensation on Windows – how does it happen?

Sealed window units are normally exposed to high temperatures in the Summer months and freezing cold conditions in the Winter, the external temperature has an impact on the double glazing windows. Solar pumping is the main cause of condensation on windows and is prolific on south facing elevations where the windows are exposed to high temperatures.

The high Summer temperatures causes the air trapped between the two panes of glass to expand causing the centre of the window unit to swell like a balloon. As the temperature drops the air contracts and the window unit goes into negative deflection causing the glass to contract in the middle. This constant expansion and contraction is called solar pumping. the stress this causes on the perimeter seal eventually causes the window seal to fail.

When the window seal has failed moisture is drawn into the window unit when the temperature drops, and is expelled from the window unit as the temperature rises. This daily transfer of air quickly saturates the desiccant crystals inside the spacer bars and moisture condensing on the window glass is inevitable.

Moisture/Humidity trapped in the sealed window unit turns into steam that rises to the top of the window.

As the temperature drops, the steam condenses on the cooler glass surface and runs down the glass and accumulates on the bottom spacer ready to be turned back into steam again when the temperature rises.

The daily cycle draws minerals from the crystals and spacer bar that leaves deposits on the glass that can’t always be removed. Staining and streaking on the glass is physical damage and that can’t be removed.

Other causes of condensation on windows are:

  • Incorrect fitting
  • Poor manufacturing
  • Holes in the seals
  • Poor transportation
  • Poor framework maintenance
  • Failed or blocked drainage system

4 Main Reasons for Window Condensation

These are the four main reasons why window condensation can build up in glass sealed window units. Because sealed window units are not designed to be disassembled, they must be replaced. To attempt to split a sealed window unit, clean it and re-seal it again on site would be far more costly in labour terms, as well as almost certainly failing again in the short term.

1. Window barrier sealant

The main problem for window condensation is usually the hot barrier sealant around the edges not being added properly. The hot melted window sealant is gunned down the sides of the window units, cools and solidifies. However, if any parts are missed, added at the wrong temperature or from old stock then there will be long and even short-term failure.

A break in the window seal only has to start as a pinhole, enough to draw in moisture, depending on the humidity of the air and temperature, which is common to ‘dry out’ again. However, like a tire puncture, the problem now exists and moisture will return inside the window unit. Eventually dirt builds up between the glass panels and the only long-term solution is to replace the window.

2. Incorrect blocking

A window unit may appear solid when installed but it is very important to use proper blocking in order to support both window panes of glass and even more crucial the larger the size. Unsupported window glass can slip down 10 to 15mm in relation to the other piece. This will breaks the window seal causing condensation to build up inside the window.

3. Poor or no Drainage

Poor or no drainage seems like a less obvious cause of window condensation.It is not a continuous problem in drier seasons but window frames, uPVC and aluminum windows are designed to shed water away. If this fails and the drainage is inadequate, the bottom of the window glass is sitting in water, and then it acts as a source, drawing the water into the window unit.

4. Movement of framework

Movement of the framework can often be a long-term cause, usually due to distortion of the window frame over time. Window frames can expand and contract by surprising amounts depending on temperature changes.

A window will often not retract to its original position and/or size, and eventually distortion will occur. If part of the frame begins to touch and put pressure on the window glass, the seals can break, or in very extreme cases, the window glass can crack.

What you need to know about piggybacking windows

When you hear the word piggyback it probably stirs up an image of two people, the first person being carried on the back of the second person. When talking about window installation the word piggyback should conjure up a similar image. Let me explain. Instead of people, envision your brand new window about to be installed, and the old windows entire frame is still in place. Your new window is then inserted and carried by your old windows frame, the very same window you wanted replaced. That doesn’t seem right to me, and is definitely not as carefree as getting a ride on a friends back. This brings up some concerning issues about piggybacking windows that everyone should remember when looking for new renovation windows.

Issue 1 Responsibility:
When new vinyl windows are installed inside the old aluminum frame they are also piggybacked on the old windows installation. The installation of your old window could have been done over 40 years ago. Who is now responsible for your window and its weather seal? I personally don’t like basing window installation and weather proofing on someone else’s work who I have never met. In school that’s called cheating and cheating off of someone you don’t know isn’t very smart.

Issue 2 Glass Size:
Piggyback windows are measured to fit inside your old window’s frame, not the larger original window’s opening. This reduces the amount of glass in your new window. I always like my view to be as unobstructed as possible.

Issue 3 Window Efficiency:
When you piggyback your new energy efficient window, it is just covering up and hiding the old inefficient aluminum window. Does that seem like it would maximize your new window’s efficiency? In fact some sources say it is 20% less energy efficient.

Issue 4 Interior Trims AKA Vinyl Trims:
Piggybacked windows are measured smaller then your home’s full size window opening. On the inside this creates gaps on all 4 sides of your new sleek window. These gaps subsequently need to be covered up by bulky wood or vinyl trim reducing the space on your window sills.

Issue 5 The Coverup:
Remember the condensation that would built up on your old aluminum windows and you were constantly wiping up the moisture so it would not support the growth of mold? Once your new window encases and covers up your old aluminum window any condensation that occurs from then on is trapped and mold is free to grow. In 10-15 years there could be quite the science experiment hidden behind your window.

 

Don’t get me wrong I understand why piggybacking is done, because it is faster to install, easier to install, and it take less thought when measuring to install. However I don’t understand how this is beneficial for you, the homeowner. In fact this method of install only benefits the installer. We only quote the full removal of your old windows to maximize the installation, weather proofing, and performance of your new energy efficient vinyl windows. Farewell Aneta

West Coast Windows would like to extend our best wishes and congratulations to Aneta as she leaves us to pursue her higher education.

Aneta joined us in 2006 as receptionist. She is a fast learner and has been responsible for several different jobs in the front office.

BC Day Long Weekend 2009

Eco Energy Grants Increase

As part of the Government of Canada’s Economic Action Plan, the ecoENERGY Retrofit – Homes program has been expanded to help 200,000 more homeowners cover the cost of making energy efficiency retrofits to their homes. 

The grant for windows has been increased to $40 per window.

West Coast Windows introduces Flexi-Liner™

Today’s rain screen requirements make using wood windows in new construction a finishing headache. The challenge of aligning inside mouldings has become a time consuming frustration for finishing carpenters, wasting materials and money.

To remedy this situation, West Coast Windows has developed an innovative, adjustable system for our Pinnacle wood window collection. Our proprietary Flexi-liner design allows for up to ½” of adjustment on the liner, making for easy adjustments to satisfy finishing alignment anomalies.

We know that using wood windows in renovation situations has always been a challenge. Knowing the exact depths for the liners is forever elusive, and on-site cutting and shaving has been the only way to ensure an exact fit. As installation adjustments may require as much as ½” in one area and as little as ¼” in another, West Coast Windows’ Flexi-liner allows for easy adjustment to bridge these issues quickly, vastly simplifying the finishing process.
